Because he saw what he considered listing prices far above 2010 market support and according to the CoreLogic Report referenced above, this local market is in its’ 7th straight month of declines. This means the 2011 may not be stronger than 2010 and if this is the case, then why are “some” local agents listing homes so far above 2010 support? There is one subdivision in Prairieville LA where there are 6 listing prices well above 2010 support, 2 of them as much as $14/sf above 2010 support. Buyer Beware!
Another Reason Is A Cash Buyer That Was Taken Advantage of! Bill recently discovered where a cash buyer paid between $145K to $155K (exact amount not stated here) for a local Condo in later 2010, a condo that was listed by a local Agent. This Condo development has and had experienced several foreclosures and that cash buyer possibly paid over $20,000 too much for this condo, probably without obtaining a home appraisal to show the buyer the truth about this development. To Bill, that was a sad situation. A home purchase is most people’s largest investment they make in life, one they can’t afford to get wrong by overpaying!
